CFPB: Understanding your Loan Estimate
TREC: Texas option periods

General guidance. Your signed agreements and property-specific circumstances determine the details.

Where do I start when buying a home?

Start with your monthly comfort level, available savings, timing, and must-haves. A lender can review financing while we build a search around your priorities. I can help you compare locations and plan the next steps.

How much cash will I need?

Plan for a down payment, closing costs, inspections, moving expenses, and a reserve after closing. Your lender’s Loan Estimate shows estimated cash to close. The amount depends on the loan and the property; a down payment is only one part of the total.

Do I need to be preapproved before touring?

A financing conversation early in the process helps you focus your search and understand what payment works for you. Preapproval can support an offer, but final approval depends on underwriting and the property.

What should I review before making an offer?

Look beyond the list price: comparable sales, condition, seller disclosures, financing, taxes, insurance, HOA documents, and your preferred closing date all matter. We can compare the home with your priorities before deciding on price and terms.

What is an option period in Texas?

An option period is a negotiated contract term that can give the buyer a right to terminate within the agreed time when its requirements are met. Buyers commonly use this time for inspections and repair discussions. The signed contract controls the dates, fees, and notice requirements.

Can I ask for repairs after an inspection?

You can propose repairs, a credit, or another solution, but the seller must agree to any change. An inspection helps identify issues to evaluate with qualified professionals. We will track the contract deadlines while discussing the options.

How do I compare areas across DFW?

Begin with the places you travel to regularly, property style, budget, and the amenities you use. Test commutes at your usual travel times and verify school boundaries with the district. I work across DFW and can help you compare property-specific details.

Can you help with new construction?

Yes. We can compare builders, available homes, incentives, timelines, and resale considerations. Contact me before your first builder visit so we can discuss representation and the builder’s registration process.

How do you determine my home’s value?

I review comparable closed sales, competing listings, condition, updates, and property-specific features. An online estimate is a starting point. A comparative market analysis gives us a more detailed basis for a pricing conversation.

What should I fix before listing?

Start with maintenance issues, cleaning, decluttering, lighting, and curb appeal. We can prioritize work that supports the presentation of your home and avoid assuming every renovation will pay for itself.

Should I list high and lower the price later?

An ambitious price can reduce interest if buyers see stronger alternatives. We will compare current competition and recent sales, then agree on a pricing strategy and review plan based on your goals and showing feedback.

How will you market my property?

We will build a plan around your home: professional photography, clear property highlights, MLS exposure, digital promotion, agent outreach, and coordinated showings. Open houses and additional media can be considered as part of the listing plan.

Is the highest offer always the best offer?

Price is only one part of an offer. Financing, appraisal terms, concessions, contingencies, option period, closing date, and possession can affect your outcome. I help you compare the full terms and estimated proceeds.

Can I sell and buy at the same time?

Yes, with careful planning. We can coordinate timing and discuss contingencies, temporary housing, or a negotiated leaseback where appropriate. A lender can help you understand financing before you commit.

What costs should I expect when selling?

Your estimate may include loan payoff, negotiated broker compensation, title and closing charges, tax prorations, concessions, and any agreed repairs. We can prepare an estimated net sheet; final figures come from the closing team.

What happens after I accept an offer?

We track contract deadlines, inspections and negotiated repairs, appraisal and financing, title review, and closing preparation. Signing, funding, and possession are separate milestones governed by the agreement.

What could your home sell for?

An online estimate is a starting point. For a clearer picture, I can review your home’s condition, improvements, comparable sales, and current competition.
